We're looking for amazing people to join our team (more specifically, a LEASING SALES MANAGER). The role is based in York, Pennsylvania.

You're a proactive, analytical marketer at heart, equally comfortable building a campaign, digging into ad performance data, and walking a property with the onsite team. You understand that great marketing only matters if it turns into leases, and you take pride in owning the full process from strategy to measurement. Your leasing background gives you a real feel for the prospect journey, so you know how to write messaging that answers a renter's questions and objections, not just fills space on a page.

This is a marketing-first role that partners closely with Property Managers and Leasing Teams across our portfolio. You'll be the connective tissue between corporate marketing strategy and what's happening onsite, with regular communication about availability, leasing goals, and which units need extra attention. Overall Purpose
The Leasing Sales Manager drives brand awareness, lead generation, and leasing performance across our portfolio of multifamily communities. This role owns marketing execution end to end, from digital advertising and social media to email, events, and collateral, and is directly responsible for turning marketing investment into occupied units and satisfied residents.
Key Areas of Responsibility
Strategy & Campaigns
- Build and execute community-specific marketing plans based on occupancy, leasing velocity, and competitive conditions
- Manage digital advertising, social media, ILS, email, referral programs, and events; maintain campaign calendars and consistent branding across channels
- Conduct competitor and market research and monitor online reputation and listings
- Coordinate content, photography, signage, and collateral with vendors and internal teams
Leasing-Focused Partnership
- Apply leasing experience to craft messaging that addresses renter needs and objections
- Partner with onsite teams on availability, goals, and units needing marketing attention
- Visit communities regularly to inform content and ensure messaging matches the onsite experience
Performance & Analytics
- Track KPIs: lead volume and source, cost per lead, funnel conversion rates (lead to tour to application to lease), occupancy trends, and ILS, website, and social performance
- Use data to guide channel strategy, spend, and resource allocation
Weekly Sales & Marketing Coordination
- Own the marketing portion of weekly meetings: share campaign links and updates, review prior-week leasing performance, and recommend adjustments
Lease-Up & New Development
- Lead pre-leasing and grand-opening strategy, positioning, and phased campaigns tied to construction and unit delivery
- Track leasing pace against stabilization goals and adjust tactics accordingly
Qualifications
- 2+ years marketing experience (multifamily or residential preferred); lease-up or high-volume leasing experience a plus
- Strong grasp of digital advertising, ILS, social media, and lead generation
- Data-driven, highly organized, strong communicator
- Familiarity with CRM and property management platforms (AppFolio, Yardi, Entrata, Knock) and MS Office/Google Workspace
