You like rolling up your sleeves, whether that's walking a property, digging into a budget variance, or talking a resident through a lease renewal, and you take pride in turning day-to-day operations into strong occupancy, retention, and NOI. You enjoy partnering with leasing, maintenance, and accounting teams to see a property's performance through from plan to results, and you communicate with owners and residents clearly and confidently.

Our Property Managers work closely with Regional Property Managers, Leasing Agents, and a Maintenance Coordinator, all under our Director of Operations and President. Overall Purpose
Property Management at IPM provides the on-the-ground execution that keeps every property performing. We're a resident-focused, performance-obsessed team responsible for the financial health, daily operations, and long-term value of every property in our portfolio, turning owner investments into steady, well-run communities with units filled, budgets on track, and residents happy to call them home.
Key Areas of Responsibility
- Manage day-to-day operations across a portfolio of properties, driving occupancy, leasing performance, and tenant retention while ensuring brand standards through regular property inspections
- Oversee leasing activity, including pricing strategy, unit availability, and timely response to leads and applications; enforce lease terms, manage renewals, and implement retention strategies
- Handle tenant relations professionally, addressing inquiries and escalations while maintaining positive, productive relationships
- Manage property budgets, expenses, and monthly financial reporting; approve invoices, control operating costs, coordinate rent collection, monitor delinquency, and collaborate with accounting on reconciliations and forecasting
- Coordinate with maintenance teams on work orders and preventative maintenance; oversee vendors for quality, cost control, and timeliness; assist with capital improvement planning and execution
- Provide direction and support to on-site leasing and maintenance teams while building strong vendor relationships
Desired Skills & Experience:
- 3+ years of property management experience, preferably managing multiple properties or a portfolio
- Strong understanding of leasing, operations, and financial performance
- Excellent organizational, communication, and problem-solving skills
- Proficiency in property management software (AppFolio, Yardi, or similar preferred)
- Valid driver's license and ability to travel between properties
